| Get a good look everyone, that's the last time this house is going to have that amount of cars in the driveway. | |

Just need to extend the garage out about 40ft,..add a couple of rooms over top,.. Funny thing... That's the plan. Sorta. I need 12' ceilings for the lift, so extending out from the "front" won't work as it's almost exactly 12' from the driveway to the bottom of that bump-out bay window above the garage doors. My second and favorite option, is building the garage attached to the left side of the house, looking at it from the street, so the house becomes sort of "L" shaped. It'd be a 24' x 32' with 12' ceilings. We'd also frame in a master suite above (that little half moon window on the left 2nd floor is the current master) in half of it and have storage in the other half, as there's not much of a basement in this house. Tricky thing with that option is the rooflines. Don't want to trap snow/ice/leaves/crap on there! The third option is probably the most cost effective, and most likely to happen. It's a completely detached shop. I would put it on the left side of the driveway, opposite the turnaround. Hampstead limits detached buildings to 750 sq/ft though, so it would "only" be 24'x30'.... Still, way better than what I've got now! But that would also be 12' ceilings with rafter storage above, if not a half loft or something. But again, Hampstead doesn't allow for a second story in an outbuilding/garage, just a story and a half. But with this option, I don't need to modify the driveway in any way ($$$) if I have the garage door parallel to the diveway, so I'd have to turn left to get into it. I like that idea... And it's the most economically feasible, so that is the one that will probably happen. I'm so unbelievably stoked about this, you guys can't imagine! We've got "THE HOUSE" to raise the kids in and really set roots down. Sofa King Awesome. Anybody know any quality garage builders that aren't outrageously priced? Got a friend? Know a guy?

| Get yourself a pole barn or metal building. You could likely get away with it setup on a slab, for around 20k. Depends on who you know | |

I thought about that, but both of those wouldn't "fit" into the neighborhood. And I don't want to move right in as that guy... I prefer to earn the title.

| Congrats. Looks like a nice yard and a good sized home.
What's up with the restrictions on outbuilding size and height? I thought NH was all Live Free or Die and shit? Even in my Happy Valley tree hugger town they don't have restrictions like that.
As for a builder: talk to George Abetti at Geobarns. I am not sure what costs are these days, but I found the price I paid to be acceptable for the beautiful and incredibly strong building that I got. George is not a slick salesman, either, just a guy who is PASSIONATE about building his barns. He's up in VT but builds all over.

My build: http://geobarns.com/DD-detail.htm
Two of his crew, the two in fact who built my barn, have their own company now: Small Ax Builders.

You just cannot ask for nicer people to deal with.

| Thanks for the info, Bull. I'll give them a shout. Don't judge all of NH by the actions of Hampstead... It's quite a snotty town. ;)They have a lot of building restrictions, but all the neighborhoods are nice and there are no houses right on top of each other... It's aggravating, but worth it for the school system and location. | |

Start a peaked addition that comes out at you It'll be attached...can be as high as the house is now if you want Wont mess with your living until they cut through Adds all that existing garage room to your add on garage...or turn it into downstairs room Distance out is only dependant on the $ PLUS....you can get rid of that Niagra falls rushing towards your garage condition when excavating
